The City’s fiscal year (e.g., budget year) begins October 1 and ends the following September 30. Broward County has the same fiscal year as the City. The State of Florida and the federal government’s fiscal period are from July 1 to the following June 30.
When are property taxes due?
You should receive notice of your property taxes in November. If not, call Broward County at 954-765-4697. These taxes are due by March 31 of the following year. You are allowed a discount if you pay early. You can deduct 4% if you pay in November, 3% in December, 2% in January and 1% in February.
What is the period of time my tax payments cover?
The bill that is mailed to you in November covers the period of the preceding January 1 to December 31 of the current year. As an example, if you buy a home in November, you would probably see a prorating of the property taxes on the closing statement showing your portion due for the months of November and December and the seller’s portion due for January through the closing day in November.
What does “ad valorem” mean?
Ad valorem means in portion to the value. Ad valorem property taxes are based on the value of the real property.
How do I find out if there are any liens on a property?
Send us the folio number, property address, current owner’s name, a self addressed stamped envelope and your facsimile number along with a check made payable to the City of Plantation, 400 NW 73rd Ave., Plantation, FL 33317.
The cost of a lien search placed on a property by the City of Plantation is $52.50 per folio number with a response time of 5-7 business days. The City now offers an “Expedited Service” (2 day processing) for a fee of $125.00.
The charge on your tax bill is based on acreage. This is a Special District in charge of secondary drainage within the City of Plantation. Typically rainwater flows from neighborhood lakes to secondary canals and into the primary flood control system – either South Florida Water Management District canals (where you see “Freddy the Friendly Alligator” signs), or natural rivers leading to the Florida coast.

What is P.A.I.D. on my tax bill?
The Plantation Acres Improvement District is a board that is separate from the City of Plantation. They work with the engineering firm Winningham & Fradley, Inc., to address drainage concerns for residents in the Plantation Acres neighborhood. Who do I call if I think my taxes are too high?
Property taxes are based on the assessed value of the property. Look for your truth in millage (TRIM) notice, with the assessed value, to arrive in the mail in August. If you feel your property has been assessed too high, you may petition for a re-assessment. Contact the Broward County Property Appraiser’s Office at 954-357-6830 for additional information. Fees may apply.
Does the City of Plantation have a fire assessment fee like some other cities?
No. The City of Plantation has been supplementing its Emergency Medical System to operate. When an individual has been transported by an ambulance, the City of Plantation uses a third party billing company, Advanced Data Processing, Inc., to assist them in billing their insurance provider.
